Your Trusted HVAC & Plumbing Team in Belen

Belen is the oldest housing stock in Central New Mexico, and on a plumbing page that is the whole story. The median home here was built in 1979, against 1998 in Los Lunas and 2000 in Rio Rancho. More than half of Belen's houses predate 1980. About one in five predates 1960, which is close to three times the Valencia County rate, and nearly 7 percent were standing before 1940. Those are galvanized supply lines, cast iron and clay drains, and a lot of copper joined with lead solder before the 1986 ban.

The town sits on the Rio Grande valley floor at about 4,807 feet, with the Sunrise Bluffs side rising 80 to 150 feet above it on the west. There is no working weather station in Belen anymore, and no design station of its own, so anyone sizing equipment here is borrowing numbers. The nearest real data is up the road: a January average low of 19.0 degrees against the Albuquerque airport's 26.4, and a freeze-free season of 181 days against the airport's 211. The valley floor is colder than the city 30 miles north, at lower elevation, because cold air drains down here overnight.

So we show up with the parts that actually fail in old valley houses, not the parts that fail in new mesa builds. It is about a 16 mile drive from our shop, roughly half an hour, and there is no travel surcharge for it. Flat-rate price in writing before we start, a NATE certified and background-checked technician, and a one-year labor warranty on the repair.

What Belen Homes Deal With

Old pipe in corrosive ground, a soil series literally named after the town, arsenic the city is actively treating, and about a fifth of Belen inside a FEMA flood zone.

More than half the town predates 1980

Median year built is 1979. Roughly 52 percent of Belen homes went up before 1980, about 21 percent before 1960, and close to 7 percent before 1940. Those eras mean galvanized steel supply, cast iron and vitrified clay drain lines, and copper joined with lead solder before the federal ban in 1986. Nearly 75 percent of the housing here predates that ban. It is the reason repiping is a real conversation in Belen and not a sales pitch.

There is a soil series named Belen, and it eats buried metal

The USDA soil survey maps a series called Belen clay loam inside the city limits, and its taxonomy is Vertic Torrifluvents, meaning shrink-swell clay. Alongside it sit Armijo soils, which are true Vertisols. Both are rated High for corrosion of steel, with soil pH up to 9.3. Galvanized and cast iron here are being attacked from the outside as well as scaled from the inside. Two federal datasets, one conclusion.

Arsenic the city is actively treating

Belen's water comes from wells on the west side along I-25, and arsenic is naturally occurring in this basin. The most recent report shows it at 11 parts per billion against a 10 ppb limit, with a range from 0 to 30 depending on the well. The city has built a new treatment facility and a deeper well to address it. What it means at your house is mineral-heavy water that is hard on heaters and fixtures.

Colder than the airport, and there is no station to prove it locally

Belen's own weather station stopped reporting in 1976, and there is no design station here at all. The nearest real numbers show a January average low of 19.0 degrees versus 26.4 at the Albuquerque airport, and a freeze-free season 30 days shorter, despite Belen sitting 500 feet lower. Equipment sized off Albuquerque data is sized for a warmer place than this.

About a fifth of the city is in a flood zone

Roughly 19 percent of Belen sits inside a FEMA Special Flood Hazard Area, split across Zones A, AE and AH. The AH portion is shallow ponding rather than moving water, which is exactly what flat valley clay does when it will not drain. Practically it affects where mechanical equipment and water heaters should sit, and whether a replacement pad needs a floodplain permit.

A railroad town, and it still is

Belen is where the Santa Fe put its low-grade bypass around Raton Pass in 1908, and the yard is still the main fueling and inspection hub on the southern transcontinental route. Around 80 to 90 trains a day and hundreds of thousands of gallons of diesel move through here. It is also the southern end of the Rail Runner line. That is a working town with working-town housing, and it shapes the service calls.

Neighborhoods We Serve in Belen

We work the whole city. That means the pre-war core around the Belen and Central townsite additions and the Becker additions, the mid-century neighborhoods off Main and Reinken, and the newer Sunrise Bluffs and Jardin de Belen developments out west.

One thing worth getting right: Main Street through Belen is Business Loop I-25, not NM 314. NM 314 actually begins just north of the city. East Reinken Avenue is NM 309 running out toward NM 47, and Camino del Llano carries no route number at all. The Sunrise Bluffs side sits 80 to 150 feet above the valley floor, which changes water pressure and soil both.

87002

87002 covers Belen and a large stretch of surrounding Valencia County, well beyond the city limits. Not sure whether your address falls inside our area? Call (505) 933-3060 and we will tell you straight.

No Heat, No Cooling, or Water Where It Should Not Be?

We answer around the clock in Belen. Burst pipes in an old galvanized system, failed water heaters, dead furnaces on a 19 degree night, and AC that quits in a heat wave do not wait for morning, and neither do we.

Belen HVAC & Plumbing Questions

How far is Belen from your shop, and do you charge extra?
It is about a 16 mile drive and roughly half an hour, mostly on arterials rather than the interstate, and we do not add a travel surcharge for it. You pay the same flat-rate price a Los Lunas customer pays. Booking earlier in the day helps us reach you the same day.
My house is from the 1960s. Should I be thinking about repiping?
Possibly, and Belen is the town where that question comes up most. More than half the homes here predate 1980 and about a fifth predate 1960, which is the galvanized steel and cast iron era. Add soil that the USDA rates High for steel corrosion and you get pipe failing from both sides. We can camera the drains and check the supply lines before you commit to anything.
Is the arsenic in Belen water something I should worry about?
The city is actively treating for it, which is the reassuring part. Arsenic is naturally occurring in this basin, the most recent report shows 11 parts per billion against a 10 ppb limit with a wide range well to well, and Belen has built new treatment and a deeper well to bring it down. What it means for your house is mineral-heavy water that shortens water heater life. Ask us about flushing intervals and treatment options.
Why do slabs and under-slab drain lines crack in Belen?
The soil. The survey maps expansive clay right inside the city, including a series actually named Belen, with high shrink-swell and a seasonal water table around four and a half feet for eight months of the year. Clay that swells and shrinks with moisture moves what is sitting on it. That is the mechanism behind cracked slabs and sheared drain lines here, and it is why the sandy blocks a few streets over do not have the same problem.
Is my house in a flood zone?
There is roughly a one in five chance. About 19 percent of Belen falls inside a FEMA Special Flood Hazard Area, and a fair amount of it is the shallow ponding type rather than moving water. It matters mostly for where mechanical equipment and water heaters sit, and whether replacing a condenser pad needs a floodplain permit. We can tell you what applies at your address.
How fast can you get to Belen in an emergency?
We answer 24/7 and dispatch as soon as a technician frees up. Belen is about half an hour out, so response depends on where we are when you call and what is already in the queue. We give you a real arrival window rather than a promise we cannot keep. If a pipe has burst, shut off the main first, then call (505) 933-3060.
