Roughly four out of five homes in Meadow Lake are manufactured, and the community sits 450 feet above Los Lunas. Both change the equipment. Licensed, insured, same-day available.
Meadow Lake was platted as a single subdivision in the mid 1950s and grew from there across about eleven and a half square miles of mesa east of the valley floor. The Census classifies it as 100 percent rural. It is unincorporated, so Valencia County and the state handle permits, and Meadow Lake Road is the only route in and out to NM 47.
The number that defines this community for us is 81 percent. That is the share of housing here that is manufactured, and it is the highest of anywhere we serve by a wide margin. Los Chavez is around 45 percent, Tome around 27. Meadow Lake is a manufactured home community with some site-built houses in it, not the other way around, and that determines most of what we put on the truck.
The second number is elevation. Meadow Lake sits between roughly 5,186 and 5,381 feet, call it 5,306 in the middle, which is about 450 to 500 feet above Los Lunas down in the valley. The altitude derate on a gas appliance here works out around 13.2 percent against about 11.4 in Los Lunas. Same county, same trip, and nearly two full points more loss. Equipment sized off valley numbers comes up short up here.

Four out of five homes in Meadow Lake are manufactured, which is the highest share anywhere we work and higher than most contractors are set up for. These homes need HUD-listed sealed combustion furnaces that pull combustion air from outside, and water heaters rated for manufactured home installation. That is a hard requirement, not a preference. The ductwork is a belly run rather than an attic plenum, the return path is different, and crossover ducts under the home are a common and easily missed failure point. We carry the right equipment and we know where to look first.
Meadow Lake runs roughly 5,186 to 5,381 feet, sitting about 450 to 500 feet above the valley floor. Gas appliances lose about 4 percent of rated input per 1,000 feet above 2,000, which puts the derate here around 13.2 percent against roughly 11.4 percent in Los Lunas. A 100,000 BTU furnace delivers about 87,000 up here. It is a small-sounding gap that shows up as a house that will not quite hold temperature on the coldest nights, and it is exactly the kind of thing a load calculation done off valley data gets wrong.
Meadow Lake is the one place on our whole service list with zero percent of its area inside a Special Flood Hazard Area. The entire community maps as Zone X. Every other Valencia County community we serve runs from 78 to 97 percent inside a flood zone. Up here it simply is not a design consideration, so equipment placement can be driven by service access and efficiency rather than by getting things off the floor.
Meadow Lake has a community water system serving roughly 1,000 connections and about 2,760 people from three wells with a 250,000 gallon reservoir. It has a clean record: no arsenic among detected contaminants and one monitoring violation ever, back in 2019, resolved in two days. The interesting part is what the utility says about its own source. Its consumer confidence report rates source water susceptibility moderately high because of septic systems, which is the utility confirming what everyone here already knows: the community is unsewered. That shapes drain work, fixture choices, and what happens when a system needs replacing.
The soils here are the Agustin, Adelino, Wink and Madurez series, running 65 to 71 percent sand, hydrologic soil group A, with no water table in the profile. Corrosion risk to uncoated steel rates only Moderate and to concrete Low. Compare that to the valley floor where High corrosion to steel is the norm. Buried lines last longer up here, trenching is faster, and drainage is not fighting you. It is the easiest ground we dig in, and we price it that way.

Meadow Lake Road is the spine and the only access out to NM 47, and everything branches from it. The main collectors are High Mesa Road, Mesa Estates Road, Amy Road, Manzano View Road, Bonita Loop, Dairy Road, Sportsman Drive, High Deal Drive, Turner Drive and Calle Medio. The community also platted as numbered units, and Meadow Lake Subdivision Units 1 through 13 are all here, along with Mesa View Addition, Mesa Estates, Mesa Ridge Estates, Mesa Farms Estates, Vista Montanoso Estates, Manzano Mountain Ranch, Hi Mesa Estates, West Meadowlake Estates, Las Calandrias, Mesa Linda Estates, Red Mesa Estates, Los Prados Estates, Scenic Vistas and Alta Vista.
Meadow Lake shares the 87031 ZIP with Los Lunas, so your mail says Los Lunas even though you are ten miles out on the mesa. The community center is on Cuerro Lane, the fire station is on Meadowlake Road, and Ann Parish Elementary sits at the edge of the community. We are about 10 miles and 22 minutes out, which makes this one of the quicker runs we make.
Meadow Lake shares 87031 with Los Lunas, so your mail reads Los Lunas. You are still Meadow Lake and you are still in our area. Call (505) 933-3060.
We answer around the clock in Meadow Lake. A sealed combustion furnace out in a manufactured home on a mesa at 5,300 feet gets cold fast, and pipes under a home freeze faster than pipes in a wall. Call any time.
