Your Trusted HVAC & Plumbing Team in Tome

Tome is unincorporated, so there is no town government, no municipal utility and no city building department. Permits and inspections run through Valencia County and the state. About five and a half square miles of it sits between NM 47 and the Rio Grande, and the Tome Land Grant, issued in 1739 to genizaro and mestizo families, still holds and maintains land here. Tome was the Valencia County seat from 1852 to 1872.

For us the practical headline is distance. Tome is roughly 8 miles from our shop, about 23 minutes, which makes it the closest community on our list. When we say same-day in Tome we mean it with more confidence than almost anywhere else we serve.

The elevation runs about 4,827 feet. Gas appliances lose roughly 4 percent of rated input per 1,000 feet above 2,000, so a furnace here delivers about 11 percent less than the number on the label. An 80,000 BTU furnace is putting out closer to 71,000. That is not a defect, it is altitude, and it has to be in the sizing math from the start.

What Tome Homes Deal With

Almost the entire community sits inside a mapped flood zone, there is no community water system, and the soil is hard on buried steel.

About 97 percent of Tome is in a mapped flood zone

FEMA maps roughly 97 percent of the Tome CDP inside a Special Flood Hazard Area. That is the highest share of any community we serve, higher even than Peralta. It does not mean your house floods, it means the mapping treats nearly the whole community as at risk. Where that matters to us is placement. A water heater sitting on a garage floor, a furnace in a low utility room, a condenser pad set flush with the dirt: all three are decisions worth making deliberately here rather than by habit.

No community water system, so wells and pressure tanks

There is no community drinking water system inside Tome. Homes here are on individual domestic wells, which means you own the pump, the pressure tank, the pressure switch and whatever treatment you have. There is no utility to call when pressure drops. It also means no utility-side regulation, so pressure at the fixtures depends on your own equipment being set correctly. We work on the well side and the house side both, and we will tell you plainly which one is causing your symptom.

High corrosion risk to buried steel

The valley soils through Tome, mostly the Gila and Glendale clay loams, rate High for risk of corrosion to uncoated steel. Anything buried and unprotected has a shorter life here than the manufacturer's average assumes: gas line, water service, well casing fittings, condensate lines. Material choice and coating are not fussy details on this ground, they are the difference between a service line that lasts and one that gets dug up twice.

Water table around four and a half feet

Depth to the seasonal high water table in the Tome valley soils runs about four and a half feet. That is shallow enough to matter for anything you put in the ground: sewer laterals, leach fields, buried gas runs, deep trenching for a service replacement. It also means trenches can take on water partway through a job. One thing we will not tell you is that Tome has severe expansive clay. Shrink-swell here rates moderate, not the severe Armijo clay that gives Belen trouble a few miles south.

A community built out in the eighties, now due

The median Tome home was built in 1984, and roughly a quarter of the housing stock is manufactured. Original equipment from that era is forty years old and long past replacement, and the systems installed as first replacements in the late nineties and two thousands are now hitting the end themselves. Manufactured homes need HUD-listed sealed combustion furnaces and mobile-home-rated water heaters, not the site-built equivalents, and we stock both.

Areas We Serve in Tome

NM 47 runs straight through the middle of Tome and is how most of it is reached. La Entrada Road parallels it and carries traffic to the UNM Valencia campus. From there the community spreads out along Church Loop, Chacon Boulevard, Silva Road, Tome Hill Road, Entrada Aragon, Romero, Patricio, Tavalopa, Marquez, Lucero, Sedillo and White House Road.

One thing worth knowing if you are looking us up: Tome straddles two mailing conventions. Some addresses here carry Tome 87060 and others carry Los Lunas 87031, and both are correct depending on which part of the community you are in. The school district splits too, with the northern part in Los Lunas Public Schools and the southern part in Belen Consolidated. None of that changes anything about service. We cover all of it.

87060 87031

Tome addresses carry either 87060 or Los Lunas 87031 depending on where in the community you are. Both are us. Call (505) 933-3060 and we will confirm.

No Heat, No Cooling, or Water Where It Should Not Be?

We answer around the clock in Tome, and being 23 minutes out means we usually get there fast. On a private well a pump failure means no water at all, so if that is what happened, kill power to the pump and call.

Tome HVAC & Plumbing Questions

How quickly can you actually get to Tome?
Faster than almost anywhere else we serve. Tome is about 8 miles from our shop, roughly 23 minutes, which makes it the closest community on our whole service list. Same-day is a realistic expectation here rather than a hopeful one. We still answer 24/7, and we still give you a real arrival window instead of a promise, but in Tome the window is usually short.
Is my house really in a flood zone?
Probably, on the mapping. FEMA places roughly 97 percent of the Tome CDP inside a Special Flood Hazard Area, the highest share of any community we work in. That is a mapping designation, not a prediction about your specific lot. What it changes for us is where equipment goes. If your water heater sits on a garage slab or your furnace is in a low utility space, raising it is worth discussing before the next replacement rather than after a wet year.
Who provides water in Tome?
Nobody. There is no community drinking water system inside Tome, so homes here run on individual domestic wells. You own the pump, the pressure tank and the pressure switch, and there is no utility number to call when something goes wrong. That also means no utility-side pressure regulation, so fixture pressure comes down to how your own equipment is set. We work both sides of it.
Why does buried pipe fail early out here?
The soil. The Gila and Glendale clay loams through Tome rate High for corrosion risk to uncoated steel, and the seasonal high water table sits about four and a half feet down. Buried steel that is not properly protected has a shorter life here than average, and shallow groundwater keeps it wet. We pick materials and coatings for this ground specifically instead of defaulting to whatever is on the truck.
Do you work on manufactured homes in Tome?
Yes, and roughly a quarter of the housing here is manufactured. Those homes need HUD-listed sealed combustion furnaces and mobile-home-rated water heaters, which are different equipment from what goes in a site-built house, not just a different label. We stock both and we quote flat rate either way, so you know the number before we start.
