Placitas is unincorporated, which is the first thing that changes how work gets done here. There is no town government, no municipal utility, and no city building department. Permits and inspections run through Sandoval County and the state. About 4,223 people live spread across roughly 29 square miles of foothills, and the ground climbs hard from the interstate side toward the Sandias.
New Mexico's residential energy code lists Placitas by name at 5,955 feet with 4,917 heating degree days, Climate Zone 4B. Albuquerque is in the same zone at 4,332. So Placitas carries about 585 more heating degree days, roughly 13 percent more heating season, sitting 643 feet higher. Anyone sizing a system off Albuquerque numbers is working from a warmer place than your house.
Altitude compounds it, and unusually, it varies within the community. Gas appliances lose about 4 percent of rated input per 1,000 feet above 2,000. Down near the interstate at 5,250 feet that is about 13 percent. Up in the village at 5,952 it is closer to 16 percent, and above that it approaches 19. That is roughly six points of spread inside one community, so the same model furnace is genuinely not the same furnace depending on your driveway. Placitas is served by eleven separate small community water systems, every one of them entirely groundwater, and the largest has just 330 connections. Between them they cover about 1,445 connections against roughly 2,383 housing units. That means something like four in ten homes here, better than 900 of them, are on an individual private well. There is no city water and no single utility to call. Knowing which system you are on is step one of any job.
Federal records show arsenic above the 10 parts per billion limit at several Placitas co-ops. One system has recorded continuous exceedances from 2007 into late 2025, running roughly 29 to 36 ppb, which is three to three and a half times the limit. Others have had multi-year exceedances peaking around 44 ppb. Several systems also carry coliform treatment technique violations. If you are on one of them, point of use or whole home treatment is a real conversation, not an upsell.
The USDA maps a series called Placitas gravelly loam, on 8 to 40 percent slopes, straight through the community, with lithic bedrock at about 27 inches. Above it sits Seis stony loam on slopes reaching 60 percent, with bedrock around 30 inches. Water services, sewer runs, leach fields, gas lines and mini split line sets all cost more here because you are cutting rock rather than digging dirt. Any quote that does not account for it will get revised mid-job.
Placitas does not fall neatly into gas country or propane country. It runs about 46 percent natural gas, 22 percent propane, 21 percent electric, 5 percent wood and 3 percent solar. A gas main exists and serves a plurality, but under half. Every other town in our area leans clearly one way. Here we ask what you actually burn before we quote, because guessing is a coin flip and the wrong guess means the wrong equipment on the truck.
There is no community wastewater system. Sandoval County's own area plan recommends studying a community scale system and regularly evaluating groundwater contamination from septic tanks, which tells you what the baseline is. Practically, essentially every property here is on its own onsite system, often on the same rocky slope that makes a leach field difficult in the first place. That shapes drain work, fixture choices and what happens when a system needs replacing.
The median Placitas home was built in 2000, and better than 80 percent of the housing went up between 1980 and 2009. Only about 10 percent predates 1980, and just under 3 percent is manufactured. Nearly 94 percent is owner occupied. What that adds up to is a community where original equipment installed between roughly 1995 and 2005 is now twenty to thirty years old, sitting right in the replacement window, in homes owned by the people who will decide about it.

NM 165, Placitas Road, is the spine and runs from the interstate interchange at Bernalillo east toward the Sandia crest road. One caution worth having: the stretch through Las Huertas Canyon is unpaved and genuinely rough, and it is not a route to assume a service truck will take. One more thing to get right, since listings get it wrong: NM 473 is East Avenida Bernalillo over in Bernalillo, not a Placitas road.
